Cancellation Policy (Vacation Rentals)

Did you make a reservation that you cannot keep? Sometimes circumstances require you to change your plans. We understand and will try to accommodate your needs as much as we can. However, we are a small operation and last minute cancellations greatly affect our bottom line.

Since our reservation and cancellation policies must be more restrictive than a large hotel, we recommend that you purchase traveler's insurance to protect your vacation plans. A cancellation is very disappointing both to the guests who have decided to cancel and us (the property owners and managers). In most cases, we will have turned away other guests who would have reserved the accommodations for those dates.

Please note our cancellation policy below.

Vacation Rentals (Short-term)

Our Cancellation Policy for our Vacation Rental properties is as follows:

  • An advance payment of one night's room rate or 50% of total nights reserved (whichever is greater) is processed at the time the booking is made to secure your reservation. The Balance of Rent and fees is due 30 days prior to arrival.
  • A damage deposit is required 30 days prior to arrival. The amount is specified in your rental agreement. If payment is made by credit card, you must agree to the damage deposit amount on your rental agreement.
  • A sixty (60) day written notice is required for cancellation. This is non-refundable after 60 days prior to arrival, except for the amounts noted below. Cancellations that are made in writing more than sixty (60) days prior to the arrival date are subject to a Cancellation Fee equal to 5% of your total rent or $50.00, whichever is greater.
  • Cancellations or changes that result in a shortened stay and that are made within 60 days of the arrival date forfeit the full rental amount. Cancellation or early departure does not warrant any refund of rent.
  • If you cancel your reservation less than 60 days before your arrival, we are sorry but there is no refund. We will, however, make every attempt to fill the accommodation. If we are successful, you will be refunded for any days filled less the Cancellation Fee.

Monthly Reservations

Monthly renters may cancel at least ninety (90) days prior to check-in. Changes made by monthly renters that result in a shortened stay must be made at least ninety (90) days prior to check-in.
